Foundation parging repair in Calgary, done to last

Cracked, flaking or falling-off parging makes a house look neglected and lets water attack the concrete. We strip the loose material, bond new parging properly, and finish it clean so it stays on through Calgary winters.

Why parging falls off, and how we make it stick

Parging is the thin cement coat over the exposed part of your foundation between the grade and the siding or stucco. It protects the concrete from water and freeze-thaw damage and gives the base of the house a finished look.

In Calgary, parging usually fails for the same few reasons: it was troweled onto smooth, un-prepared concrete with no bonding agent, it was applied too thick in one coat, or water is running down the wall and freezing behind it. Patching over loose parging just traps more water, and the patch pops off with it the next spring.

We remove all the loose and hollow material, clean and prep the concrete, apply a bonding coat, and put the new parging on in proper coats with a consistent finish. We also check grading, downspouts and the stucco weep screed above so water isn't sent straight back at the new work.

Signs your parging needs work

  • Parging that sounds hollow when tapped or has pieces falling off
  • Web-pattern or long horizontal cracks along the foundation
  • Exposed, rough or crumbling concrete showing through
  • White powdery deposits (efflorescence), a sign of water moving through the concrete
  • Old patches that don't match or have already started to lift

How the job goes

  1. Inspect

We tap-test the whole foundation to find every hollow section, not only the pieces that have already fallen off.
  2. Flat-rate quote

One written price for repair or full re-parge, whichever makes more sense for your house.
  3. Strip and prep

Loose parging removed, concrete cleaned and roughened, and a bonding agent applied.
  4. Apply in coats

New parging applied in proper thickness and coats, never one heavy coat that cracks off.
  5. Finish and clean

Consistent trowel or sponge finish, site cleaned up, and drainage issues pointed out.

What does parging cost in Calgary?

Parging is priced by how much foundation needs work, how much loose material has to come off, and access around decks, steps and landscaping. Spot repairs cost far less than a full re-parge, but on older homes a full re-parge often looks better and lasts longer than a patchwork of repairs.

We give you one flat written price after a quick look. Send photos through the estimate form for a same-day ballpark. Estimates are free.

Parging questions

How long does parging last?

Properly bonded parging applied in the right thickness should last many years. Parging put on without prep or a bonding coat can fail in one or two winters, which is why prep is most of the job.

Can you parge over old parging?

Only if the old parging is still solidly bonded. We tap-test everything and remove hollow or loose sections first. Parging over loose material fails quickly.

Is parging just cosmetic?

It improves curb appeal, but it also protects the exposed concrete from water and freeze-thaw spalling. Crumbling parging is often the first visible sign of a drainage problem.

When can parging be done in Calgary?

Parging needs above-freezing temperatures to cure, so it's done from spring to fall. Book early in the season; spring fills up fast.

How much does parging cost in Calgary?

It depends on the length of foundation, how much old material needs removal, and access. We give a free flat-rate quote after seeing it, or a same-day ballpark from photos.
